310 Point Structural & Finish Inspection
1. We start this with a set of standard rules and requirements that we have for all of our vendors and subcontractors on all of the homes that we build.
2. Next we move on to our Building Procedures for our Build Team.
A. Requirements Needed To Start a Home.
B. Foreman Requirements During Construction
C. Foreman Requirements at Completion or Sale of the Home.
3. Then we go onto our 310 Point Structural & Finish Inspections.
A. We start this by breaking down the building processes from beginning to end.
B. Then once broken down we check all of the necessary, and some of the not as necessary at the time, items that will make the home stronger, more structural, and help to make the next trades job easier.
C. Next we give each of our subcontractors performing the different trades the same check list that the Job Site Forman will be checking.
D. We then require that the check list is signed off on by the subcontractor and ensure that the work was performed to our extremely high standards by having our Job Site Forman check the same job with the same check list and sign off on it.
E. Lastly to ensure the quality of the work being performed our Construction Manager takes the check list to the Job Site and makes sure that the work is of the highest quality. It is our belief that a little wrong is still wrong and that quality starts at the beginning and follows to the end to ensure that over time your home stays as nice as when you moved in.
4. Lastly we inspect the home with our customer at our Final Walk Through and Orientation.
A. We take our customers to their new home and go over the home as a whole to ensure it is to their standards.
B. Then while there we go over the features of their new home with them and how to operate each feature. We also go over how to maintain the things in the home.

Stability in an Established Builder
1. When we say Stability what are we referring to? Well there are a few things such as Financial Stability, Service after you close on your home, Longevity, and is your Builder a full time builder.
2. First thing is Financial Stability. Is your Builder financially strong and will they offer you references to prove it? They should and shouldnt have any problems doing it.
3. Second thing is Service after you close on your home. This is very important because as a buyer you would expect that if anything goes wrong with your new home it will be fixed correctly and quickly. As a builder we would like to get those type of things taken care of for you as quickly as possible. A buyer can and should always ask for a list of happy customers that they can contact to find out about a builders service after closing, and a builder should be happy to give them to you.
4. The third thing is Longevity. This is a question a buyer should ask, how long have you been in business? The reason that this is so important is because in the construction industry most of a builders knowledge is going to come from experience.
5. The last thing is, is your Builder a full time builder. Why is this important? If your builder is a part time builder that means they have another job. If they have another job how are they going to give you the commitment that you deserve? That commitment is someone that you can reach when you have a question, not someone you can only call when they arent at work.
VI.
Advanced Building Practices
1. As a builder building practices change all the time with technology. There is always better ways to do things.
2. What does this effect? A lot of things such as structure of the home, efficiency of the home, and price of the home to name a few.
3. Structure of the home is effected because the better your house is built the happier you will be. As times change and products change engineers are finding better and more affordable ways to construct homes.
4. Efficiency of the home is effected because the more efficient the home is the less a buyer will have to pay over the life of there home. Also the more efficient a home is the better it is for the environment and in todays world the better we can be to the environment the better it is to everyone.
5. Price is what things come down to. As builder we try to build homes that are affordable, but we will never compromise quality to get price. If someone says they can build a home so cheaply that it sounds to good to be true it probably is.

Exceptional Build Team
1. What makes an Exceptional Build Team? There are six key things that make up an Exceptional Build Team: Leadership, Experience, Accessibility, Personality, Support Staff, and Organizational Skills.
2. Leadership is the first thing. Every team needs a coach, good coaches result in good teams.
3. Experience is the second thing. In this industry most knowledge is learned through experience. If that experience is not passed down through the entire team then it has a weak spot. This is important you wouldnt want to go to a hospital with inexperienced doctors, so you probably wouldnt want someone building you home that is inexperienced.
4. Accessibility is the third thing. How accessible is your builder? Can you reach your builder through there office, cell phone, fax, pager, answering machine, or E-mail? It is very important that when a buyer has a question that they can reach someone to answer their question. We feel that there is no stupid questions and that all questions should be answered promptly, after all it is your home and one of the largest purchases you will make.
5. Personality is the fourth thing. It is important that you like the members of the build team that you are working with. They should instill trust, communication, and an interest in what your needs are.
6. Support Staff is the fifth thing. Every great home buying experience is not due to a single person, but to a good support staff. A good support staff is there for their team members as well as the buyer. In the event that the person that is building your home gets sick or goes on vacation who will you contact with your question and who is supervising your home being built? This is where the support staff come in to make sure that everything is still being done correctly and that you have someone to answer your questions.
7. Organizational Skills is the sixth thing. This is a crucial trait in a good build team. There are many processes to building a home and your build team needs to have them organized and scheduled. There are 40+ subcontracted crews that need to be scheduled, some more than one time. As well as scheduling they need to keep track of the contractors that are working on the house and the attention to detail that those contractors are putting in. Every subcontractor to work on one of our job sites is required to have insurance and workers compensation. If they dont they will not be hired, it is the law to have it. You should be able to see any subcontractors insurance certificate that is working on your home, feel free to ask.
